We've been trying to sell our beautiful home for the last 8 months....

I just want to scream!! Just got word that we fell out of escrow again ....this is the 4th time a buyer has backed out of the deal. You think I'd get used to this roller coaster ride but it stings EVERY time. I have to start showing the house again later today, and I'm trying to be positive about it....but it's still hard to continue putting my family's life on hold every time we have to go through this.

Real estate is really tough right now. On my subdivision's main thoroughfare alone, there are no less than 8 houses for sale in less than one mile. God knows how many are for sale on all the side streets. A friend of mine just spent 3 months trying to close on a house because someone wouldn't go fix a freaking window in the house they were trying to buy. It was finally fixed about 3 days before they were supposed to attempt to close for the last time.

Stacey, I feel for you! But, it might not be flakey people - it might be the banks... My 23 yr old daughter lives in Florida where there are about 4000 homes available for sale in her county (including forclosured & short sales). She spent about 2 months looking and is finally purchasing her first home, which has been on the market for over 2 years. She was told yesterday that they'll be closing June 19th. Today the bank called her to tell her that her loan wasn't approved. This was after that same bank had pre-approved her for a loan for $10K more than the cost of the house she is buying. She's a waitress and the bank said her income is unreliable. She has worked at the same restaurant for 4 years and her weekly (credit card) tips are around $400 (cash tips go home with her every evening) plus her base pay is about $200/week. Her estimated mortgage payment is less than 25% of her take home pay...it's ridiculous. She has no debt at all. She's so upset. It makes me want to go slap someone at the bank!

@Irena: thank you, sweet lady! :)

@Vanessa: You can say that again. It's absolutely horrible out there....there is a ton of homes up for sale in my neighborhood too. It's just so maddening that what was supposed to be the American dream for so many of us has turned into a nightmare.

@Linda: You make a strong case...maybe it has been the banks right along. I surely don't trust the big ones anymore since they were exposed to have caused a good portion of this housing crisis to start with. I have my own ugly experience with the largest one in America (I'm sure you can guess which one), which caused me to put my beloved home up for sale in the first place, but I will spare everyone the details. I could totally write a book about the experience!!! Every time I think I'm done crying about it, I start up again....which I am trying to cease....Lord know I've cried more than a few rivers over it. So if you ever do plan on slapping someone at the bank, I will gladly help.....

Hi Stacy, here is a hug for you. These are not fun times. The house next to us has been for sale for 4 years! I just would like some neighbors. I'll say a few prayers for you... see if that has some power that the banks do not!

@Susie: Wow, 4 years?! Goodness! It just blows my mind how many people are affected by this. I just hope that with everything I've got, this will end soon. I hope you get a neighbor soon!

I should probably not jinx myself here but I showed the house 4 times yesterday....and got 4 offers. I'm going to chalk this up to lots of luck, my OCD cleaning habits, and the Lavender and 10x Orange EO'S I used to clean with. Further proof that aromatherapy works???? As if I need to convince fellow soapers of this, right? 8)

OK, now is the time for positive thinking!!!!!!!!!!! You will choose the right offer, for the right amount of money and the bank will be impressed with the people that want your home! Have you found another place to live or will that focus start when this home is sold?

Susie:

Gonna try to stay positive about this one (and let me tell you, it's VERY hard to feel positive about the circumstances surrounding this house) - the offer we are going with was for 100% cash. That will alleviate all the red tape with the banks, I think. ::Knocking on wood::

I haven't yet secured another place unfortunately. We have been planning on going to Utah and break out of the rat race of Southern Calif, but I am experiencing quite a few setbacks with trying to look out of state....it's hard when I can't hit the pavement out there at the drop of a hat. Harder than I thought it would be.

This one will take some strong faith to make it all come together, but I know you can do it! Sometimes it takes a show of that faith to get things moving in the right direction... so I think you should go purchase a map or write to the chamber of commerce in one or two of the areas in Utah you are considering... with the purpose of finding the right place to live, the perfect house for you at the perfect price. You can put behind you the worry about selling the house, because it is sold and you are going to be needing somewhere to move to very soon! I can feel it!

I recently talked to a lady who had her house in the market for a year, and then 2 weeks ago she had TWO! You just never know, all it takes is one to work out! Hopefully this cash offer will go smoothly and then you can put it behind you. As for moving out of southern California, depends on your job circumstances and family connections of course, but if you have the chance to leave I'd say go for it! My husband's family lives in SoCal, and with all the tax issues and lack of funding for state run agencies, it's a scary place to be!

I was a real estate agent 5 years ago (you know, back when it was EASY). I don't even know how agents make a living at it anymore. So much work, and so much potential for it to not work out. I only know of one person I used to work with that is still in the business. It's very sad, all the way around. And there are so many other industries effected by the housing crisis - a friend who is a housing inspector is thinking about calling it quits. And then of course, there's construction...

@Susie: Thank you for the positive energy you're sending our way.....it means a lot and shows me again why I'm so happy to be part of the soaper community - truly genuine & caring people.

@Aria: I don't know realtors make it any more either. I bought in 2008 right before the great market drop, with nearly 40% down...huge mistake. I look back on that time, and how foolish I was because I didn't really pick up on how the realtors & lending agents were somewhat "panicked", if that makes sense. I try not to beat myself up over it, but it's hard not to sometimes. I understand your point on how scary it can be here LOL...I have two young children and both are special needs, and it's a real struggle with the cost of living and services here.

Well, the good news about CA is that their schools do seem to have strong special needs departments. My nieces were both in special needs in CA and they received all kinds of help at little to no cost to their parents. Also, apparently once you're classified as special needs in CA, if you graduate high school you can pretty much go to college for free. One of my nieces is doing that now; they even pay for her books and transportation costs!

Kinda explains why the state is goin' broke though!

I don't have any problem with the state assisting in higher education costs, but to pay for their tuition entirely plus pay for books and other expenses - even when there's no financial need - doesn't seem like the best use for taxpayer dollars. But that's just my opinion!
