Teach Soap

Does anyone have a physical soap shop they sell out of? I am becoming more and more interested in doing so. I do lots of craft shows/events/farmer's markets and I utilize social media as much as I can. I have built up a pretty consistent and loyal clientele but I keep thinking in my head that I'd gain more customers if I had a physical shop. I'm very confident in my products and have gotten nothing but good feedback. I've gone to school for business so I'm quite confident I could actually run a store. I own my home, and I have rented apartments and houses before, but never retail space. I assume it is similar to renting a home, but I know there are additional fees such as CAM fees, and different leases like single, double, and triple net. My husband caught me looking at retail space in our area and he told me that I'm the type that doesn't just dream, I just go and do it! I haven't yet, but signs point to YES. Can anyone give me some insight/pros&cons to having a shop? Thanks!

IF your gonna sell from your shop, then location would be a big thing. I wanna rent a shop just to make my soaps and other creations....not to really sell from. I figure if people walk in then that is fine...but I just really want a work space.

So I guess it is all in what your gonna use it for. Will you sell enough to make it worth it to you?? Sorry I am not much help....
